To play the game, follow these steps:
Setup
1. Pick a scenario to play.[1]
2. Carefully take all cards out of the scenario envelope, keeping them face-down, and reveal the setup card to both players.[1]
3. Place the house board and object board so both players can reach them.[2][3]
4. Set the round track above the house with the round marker on the 1 space.[2][3]
5. Place 3 heart tokens face up to the left of the round track and return remaining heart tokens to the box (for 2-player games).[2][3]
6. Put all object tokens on the object board in the spots that match their type and style.[2]
7. Place the wall color tokens near the object board.[2][3]
8. Place wall color tokens in the wall color slots for each of the 4 rooms on the house board, matching the colors indicated on the setup card.[1]
9. Place object tokens from the object board into object slots in each of the 4 rooms on the house board, matching the specific objects in each room as indicated on the setup card.[1]
10. Give each player a face-down conditions card; players may look at their own card but must keep it secret from the other player.[1]
11. (For 3- or 4-player games) Flip the round track to the 4-player side, place 5 heart tokens to the left of the track, and give each player all cards of their color.[4]
Playing a Round
The game is played over several rounds, beginning with Player one.[5] Each round follows these steps:
1. Player one performs an action.[5]
2. Player one checks for fulfillment.[5]
3. Player two makes a comment.[5]
4. If both players are fulfilled, the game ends.[5]

Performing an Action
During a turn, a player performs one of the following actions:[6][7]
1. Add one object token (lamp, curio, or wall hanging) from the object board to an empty object slot.[6][7]
2. Remove one object token (lamp, curio, or wall hanging) from the house board and place it on the object board.[6][7]
Heart-to-Heart
A Heart-to-Heart may be triggered during a round:[5]
1. If no Heart-to-Heart has occurred and the round marker is on space 15, you must have a Heart-to-Heart.[5]
2. If one or more Heart-to-Hearts have occurred and the round marker is on space 5 or 10, you must have a Heart-to-Heart.[5]
3. During a Heart-to-Heart, each player states how they are feeling about the house, and each player chooses one of their small conditions cards to share with any other player.[8]
4. Flip a heart token face-down and place it to the right of the house board, then move the round marker back to the 1 space.[8]
Ending the Game
The game ends in one of two ways:[5]
1. If both players have met all their conditions and are each "fulfilled".[5][8]
2. After 30 rounds.[5]
(Note: If the round marker is on space 15 and no heart tokens remain, it is the end of the game instead of a Heart-to-Heart).[5]
