To play the game, follow these steps:
1. Setup: Place the harbor and scoring track in the center of the playing area.[1] Stack facade tiles by color and shape within reach of all players.[1] Shuffle the facade cards and stack them face down on the harbor to create the card supply.[1] (In a 3-player game, remove 2 cards of each color before shuffling and return them to the box).[1] Turn over the top 7 cards and place them in clockwise order next to the 7 footbridges to create the card display.[1] Place the End of Game card face up next to the scoring track (In a 2-player game, shuffle the End of Game card in with the top 9 cards from the supply and place them face down on the bottom of the supply).[1] Each player chooses a player color and takes the corresponding house and scoring marker.[1] Players place their house in front of them and their scoring marker on the starting space of their color on the scoring track.[1] Each player takes one of each type of ability tile per player, stacking them by type next to the scoring track, and returns any remaining tiles to the box.[1] Each player takes one "Any cards" and places it next to their house.[1]
2. Starting the Game: Beginning with the first player (recommended to be the oldest player) and continuing clockwise, each player draws their starting hand from the card supply.[2] The number of cards drawn is: 2 players (2 cards for 1st player, 3 for 2nd); 3 players (2 cards for 1st player, 3 for 2nd, 3 for 3rd); 4 players (2 cards for 1st player, 3 for 2nd, 3 for 3rd, 4 for 4th).[2]
3. On a Turn: The active player chooses one of two possible actions:[2]
* A) Take cards: The player takes 2 adjacent cards from the display and adds them to their hand; it is not permitted to take only one card.[2] The player then refills the display with cards from the supply.[2] If drawing cards puts the player over the 7 card limit, they must immediately discard down to 7 cards.[2]
* B) Construct facade: The player discards cards from their hand in exchange for a facade tile.[3] The number of cards discarded must match the number of squares (windows and brickwork) of the chosen tile, and all discarded cards must be of the same color as the chosen tile.[3] If the player places a tile such that at least one square touches a previously placed piece of the same color, they may discard one fewer card than normal.[3] The player must place the tile immediately, ensuring it can be rotated to fit the construction grid, and it must be placed on the bottom row or such that at least one square is directly above a previously placed tile.[3] A player can only take one facade tile per turn.[3]
4. Special Actions and Abilities:
* Players may use active ability tiles during their turn.[4] Once used, these tiles are flipped to their inactive side.[4]
* If a player covers a coat of arms or completes a coat of arms row, they perform one of three special actions: take one special tile, take one ability tile from the supply (active side up), or activate all inactive ability tiles.[5]
* Specific ability tiles allow for actions such as taking a third card from a footbridge, discarding one fewer card for a tile, or changing the color of cards.[4]
5. Scoring: Players score points when they complete a row or column:[5]

Players advance their scoring marker on the scoring track accordingly.[5]
6. Ending the Game: The game ends immediately when a player scores 12 or more points or the End of Game card is revealed.[5]
* If a player scores 12 or more points, they are the winner.[5]
* If the End of Game card is revealed, the player with the most points wins; in a tie, the player whose house has the fewest empty spaces wins; if the tie persists, players share the victory.[5]
